Responsibilities:
- Prepare the operation budget plan with rental revenue, operatingexpenses, management costs, parking fee for the project.
- Vendor management: Establish soft-service vendor plan for property maintenance, cleaning services, security, and other necessary amenities follow the approved budget plan.
- Property takeover, setup, and preparation with the fit-out contractors and designers
- Ensure that the operating expenses for buildings do not exceed budgets approved by the company.
- Ensure service quality meet the standards of services of Security, Cleaning, Landscape, Pest Control, Reception, etc.
- Ensure that the technical equipment in the building is operated in accordance with the systems’ standards and meeting all safety requirements.
- Ensure proper operation of the building in accordance with the law.
- Control services in a building such as parking lot, community room and maintain the service quality of the common space and reception for both residents and retail tenants
- Tenant Relations: address tenant inquiries, concerns, and complaints promptly. Facilitate communication between tenants and property owners.
- Rent Collection and Financial Management: oversee rent collection,manage rental income and expenses, and ensure timely payment of bills and taxes.
- Control tenants such as banks, restaurants (if any), other services to make sure they follow the standards of the building regulations related to fire prevention and fighting, safety, general beauty, high- end services ...
- Maintenance and Repairs: schedule regular maintenance checks, address repair requests promptly, and coordinate with technical staff or contractors to ensure the upkeep of the property.
- Making regular operation reports to building owners for reviewing the operation results and assess the performance.
- Community Engagement: Organize community events or activities to foster a sense of belonging among tenants and create a positive living environment.
- Budgeting and Reporting: Prepare annual budgets, financial reports, and performance analyses for property owners. Monitor expenses and identify cost-saving opportunities.
- Carry out assigned duties from superiors.

05 years (Property management at residential or hospitality projects)
Obtaining Property Management Certificate
Possess excellent communication, organizational, and problem-solving
Strong understanding of real estate laws and regulations
