Investment Associate

• Conduct underwriting and feasibility studies for real estate investments, including developing

and managing complex financial models and contributing to investment memos for

presentation to the investment committee.

• Assist in the preparation and maintaining of financial variance analysis reports, prepare and

monitor budgets, and assist with financial modeling at the asset and portfolio levels to

facilitate strategic planning.

• Analyze asset and portfolio performance, focusing on key metrics such as revenue,

expenses, capital expenditures, and lease performance.

• Oversee leasing and investment management activities, providing strategic advice to ensure

alignment with asset-level strategies and financial goals.

• Support ongoing asset management activities, including financing/refinancing, major asset-

level decisions, and property divestment strategies.

• Conduct property sector research and provide qualitative and quantitative insights into

supply and demand dynamics and emerging market trends.

• Assist management with various assigned tasks and initiatives as required.

QUALIFICATIONS

1. Education Background: Bachelor’s degree in finance, economics, mathematics or other financial/business discipline

2. Experience:

• 3 years expert knowledge of financial modeling and various return metrics (i.e., IRR, Cash on Cash, Equity Return Multiple, etc.)

• Logistics and warehouse background is a plus

• Strong quantitative, analytical, and organizational skills

• Proficiency in procuring, analyzing,g and synthesizing market research

• Both excellent written/oral communication skills and strong presentation skills in English

• Ability to work with all levels of a multi-faceted corporation and great independence in a fast-paced environment.
